From the beginning, we want you to be well prepared to make all the selections that help to determine the final “look” of your new Patrick Malloy Communities home. We want to help you make all the right decisions about the features and colors so that your home reflects your personal taste, with the final result being everything you expect, and more.
At our Patrick Malloy Communities Design Center, we offer our homeowners an extensive range of Design Options along with the services of a friendly, knowledgeable Design Team to help make your new house a “home”.
The Appointments: Here’s How They Work
It is an exciting time. A new home with colors and finishing that you choose. Your design appointment is shortly after your purchase, usually within 10 days, so prepare your favorite swatches and themed design photos, research your color and finish options and determine a list of upgrades that you might like to include in your home.
Your design consultant will contact you personally to schedule a private 4 hour (approx.) appointment.
Your design consultant is there to assist, recommend and direct you with all your choices and selections.
Our Design consultant appointments are made Monday to Friday 9am to 5pm.

You have completed the Purchase and Sale agreement, the loan application is approved and your color selections are complete. It’s time to start construction of your dream home.
The next step is applying and receiving a building permit. This process usually takes 30 to 60 days. Once the permit is received construction of the home can commence and it will take 4 to 6 months to complete.
You now have a timeframe for closing. Time to plan for the move.
Meet Your Builder
You will have 4 meetings with your Patrick Malloy Communities builder.
This is a short 30 minute meeting where you will be introduced to our onsite staff and be shown the house location on the lot you have selected.
Pre-Dryall Meeting - Framewalk
The “Framewalk” takes place once the framing of the house has been completed, and the heating, plumbing and electrical distribution systems are in place. This is an exciting introduction to your new home and an opportunity to view the “bones” of the home. At this time you will review any changes and your personal design center options, as well as outlets and low voltage locations. Because we are moving efficiently to complete your home on time, no further changes will be allowed after the pre-drywall meeting. Plan to spend 1 hour with your Patrick Malloy Communities Representative to walk through your home at this stage of construction.
We will call you directly to schedule your Framewalk, which will take place between the hours of 8:00 a.m. and 2:00 p.m., Monday through Friday.
Please Be Cautious
Keeping in mind that your Framewalk takes place in an active construction environment, we ask that you follow these guidelines for your visit:
Please dress appropriately for a construction site and outdoor weather conditions. Patrick Malloy Communities will supply protective headgear and footwear, which MUST be worn at all, times. We are concerned about your children’s safety; therefore they are not allowed to accompany you during this appointment.
If you have any questions before or after your Framewalk, please contact your Site Construction Office or Customer Care Coordinator for further guidance.
A Homeowner Orientation is a tour and inspection of your new home, taking place approximately 10 days prior to your closing date.
You will be contacted by your on-site Warranty Technician to schedule your Pre-Closing Walk appointment, between the hours of 9:00 a.m. and 2:00 p.m., Monday through Fridays.
Your Pre Closing Walk takes between 1 and 2 hours to complete and is your opportunity to:
• Become familiar with the general layout of your new home
• Receive an explanation of the various features and functions of the home
• Learn about general maintenance items of the home (i.e., the furnace, hot water tank, thermostat, fireplace, exhaust fan operation)
• Identify any pre-delivery concerns or deficiencies in your home
This is your final walk-thru of your new home usually a day before closing. This is a short walkthrough to review any minor repairs that were addressed on your Homeowner Orientation.
Preparing for Closing
Your final closing date will be determined after countertops have been installed. Patrick Malloy Communities Closing Coordinator will contact you with the closing date of your new home.
Please ensure that in the weeks before closing, you are in close contact with your Closing Attorney to ensure all closing arrangements are well underway. Your Closing Attorney will receive final closing documents 2 to 5 days prior to your closing date.
We strongly recommend contacting all applicable utility companies approximately 1-2 months prior to your closing date, to update them with your new home address and contact information. Please be sure to contact Electric, Phone, Cable, Water, and Gas companies. A list of your local utility companies can be obtained from your onsite sales office.
If you have a standard appliance package included in your Agreement of Purchase and Sale, Patrick Malloy Communities will deliver and install your appliances prior your closing date. Any other independent appliance deliveries must also be scheduled after closing.
Remember to notify USPS that you will be moving. You can obtain your new address from your purchase and sale agreement, visit usps.com to complete the address change. Be mindful that your new residence is part of a new development and your address may not show on GPS immediately.
Remember to book your moving vehicle or company in advance.

You will obtain the keys to your New Home from the Closing Attorney on your closing day. Keys to your mailbox for the community mailbox kiosk are picked up at the sales office after closing.
